eFACiLiTY® integrates seamlessly with popular Building Management Systems (BMS) / Building Automation Systems (BAS) like the Tridium's Niagara Framework, Siemens' Desigo Insight, Schneider's TAC Vista and Ion, Carrier Race's WebCTRL, Honeywell's EBI, Azbil's savic-net FX etc.
The following functionalities are achieved by integrating eFACiLiTY® with any BMS / BAS systems:
Fault and Warning Alarms based Work Order Triggering
eFACiLiTY® captures the fault and warning alarms triggered by the functional building / facility systems inclusive of building control systems, M&E services, fire protection, access control, security systems etc. and generates the break-down / maintenance work orders automatically.
The work order will consist of the following information:
Which asset has the fault and its full details?
Where the particular asset / equipment is located?
What is the problem?
How to fix the problem?
What kind of tools will be required to fix the problem?
What space parts / consumables will be required?
What kind of man-power will be required?
How much time it would take to fix such a problem?
What are the expected costs?
The work order shall be automatically emailed to the technician or the external contractor, who is supposed to fix the problem along with an SMS alert indicating that a new work order is assigned / generated for them.
The technicians with their hand-held / mobile devices loaded with eFACiLiTY® Mobile software, can access the work order and accept / acknowledge the same, go to the stores to collect the tools and spare parts required and quickly fix the problem, update the details in the work order and close the work order.
In case the technician or contractor doesn't acknowledge or accept the work order within the Service Level Agreement (SLA) that is set for such work orders, then the system will auto-trigger SMS and email escalation alerts to the maintenance managers. These SLA alerts are available for work order completion as well.
The preventive maintenance work orders that need to be generated based on the usage based alarms can also be generated from eFACiLiTY® with the BMS/BAS integration.
Switching HVAC / Lighting in Conference / Meeting Rooms
eFACiLiTY® Facility Booking System, based on scheduled meetings and user preferences by integrating with BMS/BAS systems can switch-on the lighting, set the air-conditioning to the user preferred temperature etc. a few minutes before the scheduled meeting. At the end of the meeting, after a grace period, the system switches off the equipments automatically leading to energy conservation, automation and better user comfort.
Automated Tenant Billing eFACiLiTY® Tenant Billing module, can access the energy meter readings from BMS/BAS systems and apply the configured slab wise, service wise rates for each tenant and generate the invoices automatically and email the same to the tenants at the end of each billing cycle. The BAS / BMS integration provides access to electricity meters, gas meters, water meters, BTU meters etc.
